1. Reservation and Payment
Booking: A reservation is only final after receipt of the deposit payment and a written confirmation from the landlord.
Payment: The remaining balance and the rental deposit must be paid no later than 14 days before arrival, or must be paid immediately if the reservation was made 14 days or less before arrival. In case of late payment, the landlord has the right to cancel the reservation.
2. Rental Deposit and Damage
Deposit: The rental deposit serves to cover any damage, glass breakage, or loss of goods.
Deduction: In case of damage to the property or household items, the repair or replacement value will be deducted from the deposit.
Missing items: If items are missing after the rental period (such as bed or bath linens, kitchen utensils, or decorations), the replacement value of these will be fully deducted from the security deposit..
Deposit refund: The deposit will be refunded within 14 days after departure, minus any damages or additional costs..
3. Use of the Property and Capacity
Capacity: The property is strictly limited to a maximum of 6 overnight guests and their visitors. Exceeding this number is not allowed and may result in immediate termination of the rental agreement without refund.
Due care: Guests are expected to treat the property and its inventory with the utmost care.
Defects: If guests notice defects, damage, or inconveniences upon arrival or during their stay, they must contact the landlord immediately so that a solution can be sought.
4. House rules and nuisance
Non-smoking policy: There is a strict no-smoking policy throughout the entire property and on the surrounding grounds (balcony/terrace/garden). In case of violation, additional cleaning fees will be charged.
Quiet hours: The property is located in a quiet neighborhood and is intended for families and households. Noisy parties, such as bachelor parties, are prohibited. Guests must respect the neighbors' sleep (no noise between 11:00 PM and 7:00 AM).
Pets: Pets are not allowed.
5. Times of arrival and departure
Check-in: From 5:00 PM on the day of arrival.
Check-out: Before 10:00 AM on the day of departure. The property must be left tidy and broom clean, with an empty dishwasher.
6. Liability
The landlord is not liable for accidents in or around the property, nor for theft or loss of tenants' personal belongings.
7. Cancellation
In case of cancellation up to 30 days before arrival, the full amount will be refunded.
For cancellations made 30 days to 8 days before arrival, 50% of the total cost will be charged. For cancellations made 7 days before arrival, no refund is possible.
